Residential Clubhouse Builds Quickly Becoming a Core Part of Whayland’s Business Model

For decades, the Whayland Co., has been well-known throughout Delmarva as an industry leader in commercial building projects, erecting such large structures as the Johnny Janosik World of Furniture in Laurel, the Sussex County Association of REALTORS headquarters in Georgetown and several buildings in the Rehoboth Beach and Lewes areas, among many others.

But more recently, the long-time company has found a niche as a builder of clubhouses in many of the area’s largest and most desirable residential communities. Just last month, Whayland was awarded it’s fourth contract in a little more than a year.

The Pelican Point project (artist’s rendering above) follows similar builds at the Peninsula on the Indian River Bay, The Reserves and the Coastal Club in Lewes, and several similar projects are currently being bid on.

Why has Whayland, a company most well-known for commercial construction, become such a leader in the residential clubhouse market? Well, here are a few reasons…

  • Incorporating Residential Features into Large-Scale Building Projects. Whayland typically includes decorative trim, veneer and other items that are normally not used on commercial building projects. As Project Manager John Russ says, “we’re really building five or six custom houses, all under one roof, when we undertake one of these residential clubhouse projects.”
  • Design-Build. Whayland can offer customers a great product, without having all of the details up front and center. If the blueprints aren’t complete at the time the project is ready to begin, Whayland has a team that can complete a design and build scenario that the customer is happy with.
  • Reputation. As Whayland builds more of these clubhouses, the reputation of the company grows and residential developers take notice. Completed projects like the Peninsula on the Indian River Bay clubhouse, pictured below, get people’s attention, and helps to secure further jobs in the future.

  • Cost Basis. As the company gains more experience in this niche marketplace, the management team is able to make future projects more cost-effective. As this happens, the word gets out that Whayland is building quality clubhouses at a quality price, leading to more projects in the long-term.

With four residential clubhouse contracts awarded in just over a year and several more in the pipeline, Whayland has effectively become an industry leader in this area and filled an important niche in the Delmarva marketplace.
